HOME ADDITION FAQS
Expanding your home’s footprint is an exciting process, but it comes with unique logistical questions. Here is what Cranbrook homeowners usually ask us before breaking ground on an extension.
Can we stay in our house while the addition is being built?
In most cases, yes! Because the initial foundation, framing, and roofing happen outside your existing layout, the early stages are quite separate from your daily life. We keep the connection point sealed off to protect your home from dust and weather. Disruption only really happens toward the end of the project when we finally “break through” the wall to connect the old space to the new.
Will my current furnace be able to heat the new space?
It depends on the square footage of the addition and the capacity of your existing HVAC system. During our initial consultation, we will assess your current setup. Depending on your needs, we may extend your existing ductwork, recommend an HVAC upgrade, or install an independent, highly efficient mini-split system for the new room.
How close to my property line can I build?
The City of Cranbrook (and surrounding Kootenay municipalities) have very specific zoning bylaws regarding property line “setbacks.” You don’t have to worry about guessing—Hand and Hammer handles the entire surveying, planning, and permitting process to ensure your addition is 100% compliant with local codes before we ever start digging.
Does the new addition have to have a full basement underneath it?
Not at all. While digging a full basement under your addition is a great way to maximize space and match your existing foundation, it isn’t mandatory. Depending on your budget and the terrain of your lot, we can build your addition over a poured concrete crawlspace or a slab-on-grade foundation.
